Data source
Choose which set of numbers the dashboard displays. Monthly Reports are the property manager's monthly statements (cash basis). The Corrected T-12 is the owner-provided trailing-12-month statement (accrual basis) — upload one on the Upload page to enable it.

Corrected T-12 · accrual basisIncome, expenses, NOI, and CapEx come from the T-12 where available. Occupancy, collection rate, reserves, and aged receivables always fall back to the monthly reports — the T-12 doesn't carry them.
Accrual vs. cash: the T-12 is accrual-basis and the monthly reports are cash-basis, so the same month can legitimately differ between the two — a difference is not necessarily an error. One-time items (e.g. the insurance settlement, boiler CapEx) may also be booked differently. The T-12 view is best for a corrected annual picture; the monthly view reflects what actually hit the books each month.
